This villa is in a lovely quiet, idyllic community of only 24 villas, yet only 10 minutes drive to the gates of Disney. Shops, restaurants, take-away, supermarkets, famous golf resort at 'Champions Gate' are just around the corner. There are 4 bedrooms, 2 master en-suite bedrooms with your own bathroom, full bath, shower etc, 2 twin bedded rooms sharing a bathroom. One of the master en-suite bedrooms is at the front of the villa, the other at the back, this gives added privacy if there are more than one family sharing. The beautiful pool is completely screened and fenced (no one looking in)! Games room has a full size pool table, foosball, table tennis.

Please Note: There is a 5% Booking Fee charge on all transactions. Please insert as much information as possible when paying a deposit .

GENERAL

1. The arrangements are made subject to the following conditions. The receipt of the NON REFUNDABLE deposit is confirmation that the client understands, accepts and agrees to these conditions.

2. Provisional bookings may be made by email/telephone - but these are only held for 7 days pending receipt of NON REFUNDABLE deposit paid.

3. A provisional booking will not constitute a firm reservation until we have received NON REFUNDABLE deposit and confirmed the booking to you in writing. This will be retained to go towards the cost of the client's holiday.

4. We reserve the right to alter or cancel any holiday arrangements, schedules or accommodation if in the event the accommodation chosen cannot be provided for any reason beyond our control before the departure date. We will endeavor, but not guarantee, to find alternative accommodation or provide a full refund for the accommodation costs only, including the booking fee.

5. We will be responsible only for the accommodation. Any flights, car rental, travel or car insurance or any other associated costs is the responsibility of the client and subject to the travel Agents or other providers own terms and conditions.

6. The owner, Management Company and/or their assignees reserve and retain the right of access to the rental premises during your occupancy for purposes of repairs, inspections and showings.

7. If guests whose names are not on the booking form are found to be staying with you at the villa it will be considered a breach of these 'Terms and Conditions' and you will be required to vacate the property immediately at your own costs and without any refund whatsoever.

LIABILITY

1. We cannot accept any liability whatsoever for any death, personal injury, sickness, accident, loss (including luggage and personal effects), delay, increased expense or any other misadventure being incurred or suffered by clients as a result of the act or default of any company, firm or person concerned with the holiday arrangements. This includes injury sustained by you or any other visitors to the villa (invited or not) or swimming pool or for any loss or damage however caused to any property or possessions brought onto the premises with or without permission.

2. Persons/Children under the age of 18 years are not acceptable unless accompanied by parent or adult.

3. Without any restrictions we shall not be liable for any loss or damage arising in connection with your stay in the villa caused by any matter outside our reasonable control. This includes:

ü Acts of God, war, civil disturbances, strikes or any other related industrial action, failure of public supplies such as water, electricity or air conditioning although our management company will make every effort to remedy such failure.

PAYMENTS

1. An account will be sent to you for payment not less then 10 weeks and payable at 8 weeks before the arrival date showing the balance due for the rental charge and refundable security deposit of £200. We reserve the right to re-let the property for the period booked if your remittance is not received in full by the date due.

2. Payments for bookings made within 8 weeks before the arrival date must be sent in full.

3. Upon receipt of your balance due and refundable security deposit, we will liase with you regarding access to the keys of the property.

REFUNDABLE SECURITY DEPOSIT

1. We require a REFUNDABLE security deposit for £200 in order to cover any breakage's or damages to the property.

2. The REFUNDABLE security deposit is to be paid at the time of full payment, which is 8 weeks prior to departure and will be returned minus any dilapidation's within 30 days of your return.

3. We will refund this deposit to you as soon as possible after your stay, but this is of course dependant on:

ü The property and contents being left undamaged

ü No additional cleaning costs are incurred

ü Your safe return of the keys

ü There is no smoking in the villa. This WILL incur an extra clean for which you will have to pay

RENTAL PERIOD

1. In order to insure the villa is clean and ready for you arrival the rental will begin at 4pm local time on the ARRIVAL date and ends at 10am on your DEPARTURE date.

CANCELLATION

1. Once we have confirmed the booking to you in writing, the booking deposit isNON REFUNDABLE. You may cancel the booking in WRITING/EMAIL at any time prior to your departure date. The refundable security deposit you will have paid will be refunded to you. The following cancellation charges will be payable:

Over 8 weeks prior to holiday - booking deposit.

8 - 6 weeks prior to holiday - 50% of total holiday cost.

6 - 3 weeks prior to holiday - 75% of total holiday cost.

3 - 0 weeks prior to holiday - 100% of total holiday cost.

INSURANCE

1. You are strongly advised to take out Insurance to cover the risks associated with travel cancellation, health and accidents during your stay.

2. We will not be liable for any financial or other loss to you howsoever caused because you have not taken out adequate insurance.

 

 


Is a deposit required to book?

Yes, £50-£100 deposit is required to secure your booking. This can be made securely through PayPal on the website, a personal cheque, or direct bank transfer.

What is a Security deposit?

A security deposit of £200 is required at the same time as the remaining balance. The security deposit is fully refundable (approximately 30 days after departure), as long as there are no damages/breakages/etc. Once the property has been inspected by the management company, a clearing statement is sent to the owner who then releases the security deposit to the guest.

When do I pay the balance?

The remaining balance for the booking is due normally 6/8 weeks before arrival. This can be made the same way as the deposit was paid.

What happens after I book?

After receiving the final balance and security deposit, confirmation will be made. Directions on how to get to the villa / key collection etc. will be sent by email.

Will I require pool heating?

Pool heating is optional, normally not required during June - September. However there is a charge of £15 per day for pool heating, due to the excessive gas costs. If you have not asked for pool heating before your arrival, and then decide to have the pool heated, you can contact the management company and they will arrange this for you, you will have to pay the full amount due plus the call-out charge of £25.

What are the check in times and can I arrive early or have a late arrival?

Check in time is 4pm and check out time is 10am. If you require an earlier check in or later check out you must request at the time of reservation as it is not always possible to oblige and there may be an extra charge.
